How to Start a Bed and Breakfast Business

You going to need a solid bed breakfast business plan. Why? Travellers are breaking from the tradition of staying in a hotel. They opt to stay in cozy homes instead that's why bed and breakfast businesses are currently mushrooming all over the country. Homeowners - especially those who are very hospitable by heart - find this home business to be an exciting new opportunity.

The point where a bed and breakfast (B&B) cashes-in is the homely and cozy atmosphere it offers. The rents also work out cheaper - another factor that drives tourists by hordes into one. The elements that make a bed and breakfast a "home away from home" are the dining room, kitchen, living room along with food that's prepared with a homely touch. It is important to have a good location and a number of rooms in order to run a successful bed and breakfast business. Profits depend solely on the occupancy rate. Therefore, it is recommended to have at least four rooms available for occupancy. And of course, if a 24/7 schedule gets you upset, this isn't a business for you, more so because of the demand of personal attention that B&B guests often put up.

How do I start?

  • Be sure to take time to create your bed breakfast business plan. Make sure you have the personality and flair to host outsiders on a 24/7 basis continuously.
  • Know the process of obtaining a license for a B&B from the local zoning board. This is important because some areas prohibit a B&B setup. There may also be some restrictions on certain types of foods which also need to be confirmed.
  • Contact American Bed and Breakfast Association to know the legal requirements for starting a B&B.
  • Determine the number of boarders that you are allowed to serve. Refer to your existing building codes. In case you have more than five rooms, comply with the Americans with Disabilities Act.

What will I need?

  • A good location
  • Adequate number of rooms
  • An outgoing personality and an ability to put up a smiling face all the time
  • Spare bedroom(s)
  • Concrete knowledge, a flair for cooking, a mindset to make guests feel comfortable
  • An effective and realistic marketing plan
  • A network with visitors' bureaus, tourism offices and chambers of commerce

Though the profit margin for many B&Bs is modest, a location near tourist spots or in an office area can replenish your $10,000 to $40,000 investment within your first year of operation. Bed and breakfast is primarily a seasonal business. Be patient for a few months before the word spreads to drive-in the tourists to your business.
